Africa's luxury hotel boom concentrates in North/East Africa with 105 projects (19,453 rooms) underway, but no West African cities in top 10
As of Q3 2026, Africa's luxury hotel pipeline includes 105 projects totaling 19,453 rooms, with 57 projects (10,226 rooms) under construction and 48 projects (9,227 rooms) in planning, according to W Hospitality Group data exclusively provided to Nairametrics. Major hotel groups like Accor, Marriott, Hilton, IHG, Four Seasons, and Aman are driving developments across the continent.
The pipeline shows Egypt dominating luxury hotel development, with Cairo leading (21 projects, 5,698 rooms), followed by Sharm El Sheikh (6 projects, 3,506 rooms) and Marrakesh (6 projects, 560 rooms). Zanzibar, Tanzania ranks highest in Sub-Saharan Africa at #4 with 5 projects (593 rooms). Notably, no West African cities appear in the top 10 luxury hotel destinations by project count.
The developments are scheduled to add 27 luxury hotels in 2026, 25 in 2027, 24 in 2028, and 14 in 2029, with 15 projects yet to announce opening dates. Luxury brands featured include Sofitel, Raffles, Fairmont, Ritz-Carlton, JW Marriott, St. Regis, Waldorf Astoria, InterContinental, Six Senses, and Anantara.
